Property Prices and Currency

Prices for residential real estate advertised by MRES are provided in Mexican pesos in accordance with applicable Mexican regulations.

Where a price is also shown in United States dollars or another foreign currency, that amount is provided as a reference for the convenience of international buyers.

Foreign-currency conversions are approximate and may fluctuate. The applicable exchange rate and final payment terms will be established in accordance with applicable Mexican law and the terms agreed to in the corresponding offer, contract and/or closing documents.

The current price, availability and payment terms for each property should be confirmed with MRES before entering into a transaction.

Payment Methods and Financing

Payment methods and payment plans vary by property, seller, developer and transaction. Available methods may include cash or wire transfer, bank financing, developer financing or seller financing, where applicable. The specific payment methods and payment schedule available for a property will be disclosed before the consumer enters into a binding agreement or makes a payment.

Credit Transactions: In transactions involving credit, the total price will be determined based on the variable amounts associated with the credit and applicable notarial expenses, which must be confirmed with the applicable provider, promoter, lender and/or notary.

Where financing is offered directly by a seller or developer, the applicable interest rate, total annual cost, commissions, insurance requirements and other financing terms will be disclosed where required and before the consumer enters into the applicable agreement.

MRES does not represent that financing is available for any property unless it is specifically stated in the property information or confirmed in writing.

PROFECO Contract Information

Residential real estate brokerage and commercialization in Mexico are subject to consumer-protection requirements under the Federal Consumer Protection Law and NOM-247-SE-2021.

Applicable contract information will be provided to the consumer before execution of any agreement.

Property Information and Legal Status

MRES works to provide accurate and current information concerning every property it markets. Information may include, as applicable:

  • Ownership or authority to market the property
  • Property dimensions and construction information
  • Condominium regime information
  • Property taxes
  • HOA or condominium fees
  • Permits, licenses or authorizations
  • Services and utilities
  • Furnishings and equipment included in the sale
  • Known liens, encumbrances or other legal limitations
  • Payment terms and available financing

The legal status of each property is property-specific and should not be assumed from advertising alone.

Relevant ownership, title, lien and property documentation will be made available or verified as appropriate during the purchase process. The notary handling the transaction will perform the legal review required for transfer of title.

Any liens or encumbrances affecting transfer of ownership must be addressed in accordance with the transaction documents and applicable Mexican law before or at closing.

Property Images, Renderings and Furnishings

Photographs generally show the property and furnishings as they existed when the images were taken.

Unless specifically stated in the property description or purchase agreement, furniture, decorative items, appliances, artwork and personal property shown in photographs should not automatically be considered included in the sale.

Architectural renderings, staged images, plans and developer images are illustrative and may differ from the completed or delivered property.

The written terms of the applicable purchase agreement will determine what is included in the transaction.

Pre-Sale and New Development Images: Images used to market pre-sale properties and new developments may include architectural renderings, model units, staged interiors, amenity areas, landscaping, views, finishes or other illustrative representations supplied by the developer. Unless specifically identified as photographs of the actual unit being offered, such images are for illustrative purposes only and may not represent the exact unit, finishes, furnishings, views, dimensions or final completed condition of the property available for purchase. Buyers should rely on the applicable plans, specifications, inventory information and purchase agreement for the final details of the property being acquired.

Consumer Rights

Consumers purchasing residential real estate in Mexico have rights under the Ley Federal de Protección al Consumidor and NOM-247-SE-2021.

These include the right to:

  • Receive truthful, clear and current information about a property
  • Understand the relevant characteristics and condition of the property
  • Freely choose the property that suits their needs and budget
  • Receive written documentation governing applicable payments and contractual obligations
  • Receive a copy of applicable signed contracts
  • Receive what was offered and agreed to in the transaction
  • Have access to free and accessible channels for questions, complaints and suggestions
  • Have personal information handled in accordance with applicable privacy laws
  • Receive service without unlawful discrimination
  • Seek assistance or make complaints to the appropriate consumer-protection authorities
  • Freely choose the notary public handling the transfer, subject to applicable legal and financing requirements

Important Transaction Information

Real estate transactions in Mexico may involve notarial fees, acquisition taxes, registration costs, trust or fideicomiso costs where applicable, financing costs and other expenses in addition to the agreed purchase price.

The particular costs applicable to a transaction depend upon the property, ownership structure, buyer, financing arrangements and other circumstances.
