Casa de Las Iguanas Bailandos is a beautiful house, designed by the Canadian owners, on a gorgeous jungle lot in the gated community of Rancho Santa Teresita, and you’re only 10 minutes to the nicest beach in the Riviera Maya, Xpu Ha! You really can’t get more central to the Riviera Maya than this, you’re close to Playa del Carmen (20 minutes north), Tulum (20 minutes south), Akumal (12 minutes away) and Puerto Aventuras with its Chedraui (less than 10 minutes) for all your groceries and cold, liquid refreshment needs. Each town has its own highlights and reasons to visit, of course including shops and restaurants.

Enough about the location, this house has incredible double height ceilings in the living area, featuring a gorgeous cupola ceiling, open to the office/loft space upstairs. The massive, open kitchen with 6 burner gas stove & full-sized oven, brand new LG dishwasher, cabinets for days, even a 2nd refrigerator in the walk-in… pantry? Pantry can’t be the right word for all this extra room and workspace. Continuing with the theme of space and storage, 2 of the bedrooms on the main level have full-wall and full-height closets and storage. The 2nd floor of the house is the master suite, with another impressive cupola ceiling with recessed accent lighting, built in closets and massive 4-piece ensuite finished with travertine tile floors and marble countertops, and of course double sinks. I love the private roof terrace off the bedroom, sitting atop the 2-car garage, up near the tops of the trees, enjoy a glass of wine in the evening and you’ve got stars to enjoy like you’ve never seen before. Also upstairs, on your way to another outdoor rooftop, we pass through the owners’ office space, which could be converted to a work-out area, reading area, or again, whatever you need this flexible space for.

Finally we get outside! Where you have a huge covered terrace with dining area and a path leading through the gorgeous and natural yard to a built-in grill area, irregularly-shaped swimming pool with waterfall, makes you feel like you’re in your own private cenote. You’ve got a pool-side palapa and beside the pool, a built-in fire pit with bench seating… and I’m a sucker for a fire under the stars.

Some of the important features for such a house are:

• There is a well that runs through a filtration and water softening system and into a cistern
• Two 300L propane tanks – one for hot water, the other for stove and dryer
• 3-stage system, no need to pump out grey water
• 8 solar panels, largest bill so far is $2,000 MXN
• Currently with 20 mbps internet, but several people in the area are now using Starlink with great success
• All brand new, aluminum windows
• New aluminum overhead, garage door
• New Samsung refrigerator
• The house is equipped with 5 mini splits, 1 per bedroom plus 1 in the living room (2 are brand new!)
